Position Summary:
Responsible for Residential and Commercial general maintenance on the Unity Village Campus.

Essential Job Functions:
1. Complete all project work orders in an accurate, efficient and professional manor.
2. Responsible assist in diagnose, repair and install all maintenance work orders.
3. Install, maintain, and repair residential and commercial plumbing and HVAC equipment consistent with plumbing and electrical codes.
4. Operate and interact with other departments, on-ground residents, guests, and employees to coordinate work orders and repairs
5. Regular and reliable attendance at the worksite and adhere to assigned schedule. – this position is not a remote or telecommute position.
6. Adhere to all company and departmental policies and procedures per the guidebook including all safety requirements including all safety guidelines.
7. Utilize electronic time management system to input time, attendance and paid off request

Non-Essential Job Functions:
1. Follow a preventative maintenance schedule, as assigned by Manager.
2. Learn and maintain water treatment plant operations and maintenance schedule. Provide documentation to the MDNR on water quality and compliance as instructed by the WTP Superintendent and Manager.
3. Learn to assist with reports for water treatment plant state regulations and learn to analyze chemicals to determine increase or decrease, calibrate test equipment and keep detailed records and logs for the water treatment plant, as guided by WTP Superintendent.
4. Provide assistance as assigned to other personnel in other trades as needed for the completion of work orders and demands on department staff.
5. Snow Removal, as required.

Education: High School Diploma or GED equivalent

Computer Skills:
• Basic end user of a keyboard, capable of data entry/ inputting information in the electronic time management system.

Certificates & Licenses:
• Current Refrigeration Transition and Recovery Universal Certification covering Type 1, Type ll, and Type lll equipment, Preferred.
• Water Treatment Certification or willing to obtain within the first year of employment as required.
• Valid Driver’s license

Experience:
1. Three years current experience in commercial and residential maintenance of a multi-complex or campus-like setting including but not limited to carpentry, masonry, electrical wiring and plumbing.
2. One year of experience in the Industrial maintenance trade (Mechanical/Electrical/Plumbing). Repair/replacement of pumps/motors/HVAC equipment
3. Demonstrated ability to troubleshoot diagnosis and identify the correct and most cost-effective solutions.
4. Operate as an assistant to other maintenance trades in department.
5. Previous water treatment plant experience helpful, but not required. Employer will provide training and necessary certification.

Other Requirements:
1. Two years’ preferred experience in maintenance of electrical pumps motors, line starters, load centers.
2. On the job training for the water treatment & distribution provided. Required to pass examination for water treatment plant license’s within agreed upon timeline and complete 30 credit units every 3 years to maintain license, in designated period of time.
3. Able to meet on-call rotation schedule, as assigned.

Work Environment: Outside/Inside Campus Setting: Student buildings & rooms, Hotel & motel rooms, Cafeteria, Office buildings, Class rooms, Computer data center, Electrical vaults, power poles, outdoor trenching and digging for direct burial power cables and Water treatment plant.
